February 2022 Monmouth County Real Estate by the Numbers

•Number of Active Listings – 738. This is down from 1,446 (49%) last year and down from 1,011 in just December.

•New Median List Price – $550k. There were 738 new listings in February with a median list price of $538k from prior year

•Median Price of Current Listings - $679k up from $600k from prior year.

•Median Sold Price - $510k. There was a total of 469 homes sold in Feb 2022 vs. 625 in Jan 2022

•Sold to List Price - 100% - On average, the more median priced homes are selling at ask or above while the higher priced homes are selling below asking

•Average Days on Market - 37 days. Down from 43 days from Feb’21 and up from it’s low of 25 days on market in Sept ‘21

•Summary: Low inventory + High demand continues to drive increased pricing. We’ll continue to watch pricing and inventory as interest rates start to rise.
